- Heirs who disagree. You inherited together as tenants-in-common, and not everyone wants the same thing. Any one co-owner can petition the court to force a sale — but there are calmer, cheaper paths first.
- A clouded or tangled title. A relative died without a will, or the deed was never updated, leaving unclear or multiple owners. Title has to be sorted out before the home can be sold cleanly.
- Title still in a deceased person's name. You cannot sell a house that is legally still owned by someone who has passed. It must go through probate first so the personal representative has authority to convey it.
